How long should a felt flat roof last?
Older felt was doing well to reach twenty years, and a lot of what I look at is well past that. Modern EPDM and GRP go considerably longer. If yours is original to a seventies or eighties extension, it is at the end of its life whether or not it is leaking yet.
How do I know if I need a repair or a whole new roof?
Age, spread and the state of the battens underneath. One slipped tile is a repair. Widespread slippage on a roof past fifty years old usually is not. I will tell you honestly which one you are looking at.
Do you do small jobs?
Yes, and they are most of what I do. A single tile, a bit of guttering, a chimney flaunching. The jobs bigger firms will not turn out for.
How much does a roof repair cost in Leeds?
Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.
Do you charge for quotes?
No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.
