Emergency roof repairs are about stopping the damage, not finishing the job. If water is coming into the house today, the first thing that matters is getting it watertight today, and the permanent repair can wait for a dry morning.

Ring me and you get me, not a call centre taking a message. I will ask you what you can see, what is coming in and where, and tell you honestly whether it needs somebody this afternoon or whether it will hold until tomorrow.

I will also tell you if it is not an emergency. Plenty of leaks look dramatic from the inside and are a two-hour job on a dry day, and there is no reason for you to pay a callout premium for that.

    Make it safe before anything else

    Anything loose that could come off the roof onto a path or a car gets dealt with first. If a ceiling is holding water, it is better to let it out into a bucket on your terms than to have it come down on its own.

    Watertight the same visit

    Sheeting, tarping or a temporary repair to stop water entering, so the house stops getting worse while we wait for weather good enough to fix it properly.

    Photographs for your insurer

    Storm damage claims turn on evidence of what it looked like before anyone touched it, so it gets photographed on the way up.

    The permanent repair, quoted separately

    The emergency visit and the actual repair are two different prices and you see both in writing. Nobody should be agreeing to a re-roof while standing in a wet hallway.

Where the emergency calls in Leeds come from

Leeds weather arrives from the west, off the Pennines, and it hits the same faces of the same houses every time. The west-facing gables in Kirkstall, Bramley and Burley take the worst of it, which is why the calls after a named storm cluster there rather than spreading evenly across the city.

The other pattern is the back-to-backs and through terraces in Hyde Park, Woodhouse and Harehills. One roof plane can run across several houses, and the gutter behind the parapet is often shared, so a blockage or a slipped slate two doors down turns up as a wet wall in your bedroom. Whose roof it technically is becomes an argument later. Getting the water out of the building is the same job either way.

Then there are the student lets around Otley Road, Cardigan Road and Brudenell. They stand empty from June to September, and a leak that starts in July is often not reported until somebody moves in and finds the ceiling on the floor. If you are a landlord, a five-minute look before the tenancy starts is worth more than any emergency callout.

What counts as a roofing emergency?

Water coming into the house now, a ceiling holding water, anything loose that could fall onto a path or a car, or water near electrics. Everything else is urgent rather than an emergency, and I will tell you which one you have got.

Do you charge more for an emergency callout?

The emergency visit and the permanent repair are priced separately and you see both in writing. If it turns out it can wait for a dry day, you pay for the dry day instead.

What should I do while I wait?

Move what you can out of the way, put a bucket under it, and if a ceiling is bulging with water, pierce it in one spot to let it drain rather than letting it come down in one go. Keep away from anything wet near a light or a socket.

Will my insurance cover storm damage to the roof?

Usually, if the damage is from a single storm event rather than wear. Insurers want photographs of the damage before it is repaired, so I take them on the way up and send them over with the invoice.

How much does a roof repair cost in Leeds?

Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.

Do you charge for quotes?

No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.

How quickly can you come out?

For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.

Are you insured?
