Gutter repairs and gutter cleaning in Leeds
Gutter repair and gutter cleaning are the cheapest jobs on this page and they prevent the most expensive ones. More of the damage I get called out to starts in a gutter than starts on a roof: water backs up, runs down the wall instead of the downpipe, and gets into the brickwork or under the eaves.
A gutter clear is a cheap morning. Repointing a saturated wall is not. If you only do one bit of maintenance on your house, do this one.
Most of what I get asked for is a gutter repair rather than a replacement: one dropped bracket, one failed joint seal, one length that has stopped falling towards the downpipe. While I am up there I will tell you what the roof looks like from close up, which you cannot get from the pavement.

What the job involves
- 1Clear by hand, not just blown out
Vacuuming from the ground misses the compacted stuff at the joints, which is where blockages actually sit.
- 2Check the falls and the joints
A clear gutter that does not fall towards the downpipe still overflows. I check it runs before I leave.
- 3Gutter repair rather than replacement where it is sound
Often it is one bracket or one joint seal. I will not quote a full run when a fitting fixes it, and a gutter repair on a sound run costs a fraction of replacing it.
- 4Replacement when the run has had it
Cast iron that has cracked through, or uPVC that has gone brittle and grey, is past repairing. That gets priced as a new run with the downpipes, not patched for another winter.

Why gutters block where they do in Leeds
Headingley, Chapel Allerton and Roundhay are heavily treed streets, and lime, sycamore and horse chestnut all drop into gutters through October and November. If your house sits under a mature street tree, once a year in late autumn is the honest interval. Streets without trees can usually go two or three years between clears.
The back-to-backs and through terraces in Hyde Park, Woodhouse, Burley and Harehills have a complication ordinary semis do not: the gutter often runs continuously behind a shared parapet across several houses, sometimes into a hidden box gutter or a valley between two roof planes. A blockage two doors along backs water up into your wall, and there is no downpipe on your own house that fixes it. That needs looking at as one run, not one property.
The third thing is height. A lot of LS6 and LS7 terraces are three storeys at the back where they are two at the front, because the ground falls away. That back gutter is a long way up and it is the one that never gets done. It is also the one whose overflow soaks the rear elevation, which is where the damp shows up inside.
What that means for a gutter repair in practice: on the semis out through Weetwood, Adel, Moortown and Cookridge it is a ladder job and a short one. On a three storey rear elevation in Headingley, Hyde Park or Woodhouse the same gutter repair needs a tower, and that is the whole difference between two quotes that look far apart on paper. Ask what the access is before you compare them.

How often should gutters be cleaned?
Once a year for most houses, twice if you have trees close by. Blocked gutters are behind a large share of the damp and roof damage I get called out to.
Can you repair a gutter or does it all need replacing?
Often just a joint, a bracket or a section. I will not sell you a full run when a joint seal fixes it.
Who is responsible for a shared gutter between two terraces?
Normally each household owns the length over their own property, but a blockage anywhere in the run affects everybody on it. In practice the sensible fix is to clear the whole run once and split it between the houses.
How much does a roof repair cost in Leeds?
Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.
Do you charge for quotes?
No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.
How quickly can you come out?
For a leak, usually the same day or the next morning. I will get it watertight first and sort the proper repair once the weather allows.
