Fascias and soffits in Leeds
Fascias and soffits are the edge of the roof, and that edge is where most timber rot on a house begins. The gutter hangs off the fascia, and once the board goes soft the gutter starts to pull away from the wall.
People ask for it both ways round, soffits and fascias or fascias and soffits, and it is the same job: the boards behind and under the gutter line, plus the bargeboards on the gable. Roofline is the trade word for the lot of it.
Replacing it in uPVC ends the painting and ends the rot. Done properly it also gets the ventilation right, which matters more than people expect.
If the timber behind is sound, capping over it is fine and cheaper. If it is rotten, capping just hides it and traps the damp. I will show you which you have got and let you decide.

You cannot judge the timber without taking the old boards off, so that is where the job starts.

Rotten rafter ends get cut back and spliced rather than boarded over.
- 3Vented soffits
The roof space needs airflow. Sealing it up is how condensation problems get built in.

On the 1930s semis through Weetwood, Adel, Moortown, Cookridge and Alwoodley, the eaves overhang deeply and the original softwood was painted every few years by somebody who no longer wants to be up a ladder. Those are the straightforward jobs, and they are the ones where capping over sound timber genuinely is the sensible option rather than a corner cut.
The Victorian terraces in Headingley, Hyde Park, Woodhouse and Chapel Allerton are a different job. The roofline is often three storeys up at the back, the bargeboards on the gable can be decorative, and in a conservation area a plain white uPVC board where a shaped timber one used to be is both conspicuous from the street and sometimes not allowed. Matching the profile matters there.
Ventilation is the local sting. Loft conversions are everywhere in LS6, and a converted roof with a sealed soffit and no airflow grows condensation on the underside of the membrane, which drips onto the new plasterboard and gets blamed on a leak that does not exist. If your roofline is being replaced above a converted loft, vented soffits and a clear path over the insulation are not an upsell.

How much does a roof repair cost in Leeds?
Most small repairs, a slipped tile or a bit of flashing, land between £150 and £400. A bigger job needs a look first. I quote in writing before anything starts, and the quote is the price.
Do you charge for quotes?
No. I come out, look at the roof properly, and tell you what it needs. If it does not need doing, I will say so.
