Most UK roof moss removal comes in between about £250 and £700 for a typical house, with larger or harder to reach roofs running past that. The single biggest variable is how the roofer gets to the roof, and the second is whether the price includes a biocide treatment afterwards or just the scrape.

Roof moss removal cost is quoted in a wider range than almost any other roofing job, because "moss removal" covers everything from an hour with a brush to a full scrape and biocide treatment on a two storey semi with a scaffold tower.

Roof cleaning cost and moss removal cost are the same number, for what it is worth. Cleaning a domestic roof in this country means taking moss and algae off it, so anybody quoting you for one is quoting you for the other.

The number below is the market range. What decides where you land in it is mostly access and method, and the cheapest quote is very often the one that does the roof harm.

Why two quotes differ

What moves the number

Access
A bungalow or a single storey extension reached off a ladder is at the bottom of the range. A two storey roof needing a scaffold tower can double it before any moss is touched.
Roof area and pitch
Same as any roofing job: the slope area is what is being worked, not the floor plan, and a steep roof is slower as well as bigger.
How much there is
A light growth on one slope is an hour. A mat thick enough to hold water across a whole north face is most of a day, and it fills a lot more gutter on the way down.
Scrape only, or scrape and treat
Biocide afterwards adds to the price and is what makes the job last. A scrape on its own looks the same on the day and grows back sooner.
Gutter clearing
Everything that comes off the roof lands in the gutters. If clearing them is not in the quote, the job is not finished, it is just moved.

A quote well under the bottom of that range usually means a pressure washer, because it is the only way to do a roof fast. That is the method that strips the surface off concrete tiles and drives water under slate, so the cheap clean can cost a great deal more later. Ask which method is being used before comparing on price.

What is worth checking is whether the quote is for a soft wash and biocide or for a pressure wash. Those are the same job on the invoice and very different jobs on the roof, and only one of them leaves the tiles with their surface still on.

Why are some moss removal quotes so much cheaper?

Usually because they are pressure washing, which is quick and damages the roof. Stripping the surface off concrete tiles shortens their life and forcing water under slate causes leaks. A hand scrape takes longer and costs more, and it is the reason the dearer quote is often the cheaper one over ten years.
